Article 1: Terms of Lease The lessor shall deliver the premises described above to the lessee in a condition suitable for use according to the purpose of the lease. The term of this lease shall end as stated in the booking description. Article 2: Purpose Modification or Sublease The lessee shall not modify the purpose or structure of the premises, transfer the rights of lease, or use the premises for any purpose other than originally agreed upon without the lessor's consent. Article 3: Cancellation of Lease Agreement In the event that the lessee defaults on rent payment or breaches Article 2, the lessor may cancel the lease agreement. Article 4: Termination of Lease Agreement Upon expiration or termination of this agreement, the lessee shall return the premises to the lessor in its original condition. If a security deposit was provided, the lessor shall refund it to the lessee, less any penalties, compensation, or losses as determined by this agreement based on Korean real estate laws. Article 5: Non-performance of Payment and Compensation In case of non-performance of any article by either party, the opposite party may file a suit for rescission and claim compensation for losses caused by the non-performance. If the lessor holds a deposit, it may serve as the standard for compensation unless otherwise stated in the agreement. Article 6: Brokerage The broker shall not be responsible for any inconvenience caused by the non-performance of either party. Article 7: Property and Furnishings The property, located at the address specified in the booking description, is fully furnished and prepared for short and long term rental purposes. The property does not provide any daily lodging type of services during the lessee's rental period. The lessee is responsible for their own unit cleaning and daily living necessities during the rental period. Article 8: Rental Party The rental party shall consist of the lessee named in this agreement and their approved tenants. The lessee must be present during move-in. All adult tenants will be required to show government ID to confirm their identity. Article 9: Maximum Occupancy The maximum number of tenants is outlined in the listing details. Exceeding the allowed number of tenants will result in the forfeiture of the security deposit. Unapproved visitors and parties are strictly prohibited. Only registered overnight tenants are permitted. Article 10: Term of Lease The rental period begins at 5:00 PM on the date noted in the booking summary and ends at 10:00 AM on the move-out date as noted. Late move-out is not permitted unless prior written authorization is obtained from Arcente Seoul. Unauthorized late move-out incurs a penalty of $100 per hour. More than 3 hours will be subject to the daily rental rate plus applicable taxes and fees. Article 11: Rental Rules The lessee agrees to abide by the Rental Rules attached as "Exhibit A" at all times while on the rental property. The lessee shall ensure that all members of the rental party and any other individuals permitted on the property adhere to these rules. Article 12: Access The lessee shall allow the lessor or property manager reasonable access to the property for purposes of repair, inspection, or showings. Article 13: Cancellation Policy If the lessee wishes to cancel their reservation, all payments made are non-refundable. Article 14: Issue Reporting If any issues arise with the property, the lessee must contact Arcente Seoul within 24 hours after the issue has arised. Exhibit A: Rental Rules 1. No Smoking: Smoking is not allowed inside the property. 2. No Pets: Pets are not permitted unless explicitly approved in writing by Arcente Seoul. 3. No Parties or Events: Parties or events are strictly prohibited. 4. Quiet Hours: Please respect the quiet hours between 10:00 PM and 8:00 AM. 5. Damage: Tenants are responsible for any damage to the property during their rental. 6. Trash Disposal: Tenants must dispose of trash in the designated bins and follow local recycling guidelines. The Lessor and the Lessee hereby confirm this Agreement and hereto set their signatures. The Lessor, the Lessee, and the broker (if applicable) shall retain one copy of this agreement.
